Everything on Quicksand Check comes from public records and published sources, and every fact links to where it came from, so you can check it yourself.
Where the facts come from
- Land reports query public agency map services live, at the moment you click: FEMA flood maps, U.S. Fish and Wildlife Service wetlands and critical habitat, the National Park Service's National Register, USGS elevation, USDA soil surveys, the Census Bureau, the Bureau of Land Management, and the federal transmission-line map. Each fact in a report links to the agency's map and to the raw data behind it.
- Texas parcels come from county appraisal-district records compiled by the Texas Geographic Information Office. We show acreage, legal descriptions, parcel IDs, and the owner's last name only; full names, mailing addresses, and values are removed on our server.
- Proposed energy projects come from ERCOT's monthly Generator Interconnection Status report and battery storage report. ERCOT notes the report is built from developer-entered data for planning purposes and may contain errors.
- Contacts for each Texas county come from official directories: the Texas Comptroller's county directory and the TCEQ region directory.
- Guides cite the statutes, agencies, Texas A&M AgriLife, appraisal districts, and law firms they rely on, linked beside each claim. Where sources disagree or are out of date, the guide says so.
How often it is updated
- Land reports: live, every time you check a spot. The "Re-check now" button reruns the same checks later.
- ERCOT project data: monthly, when ERCOT posts its reports. Each monthly update is kept at /updates/.
- County contacts: checked against the official directories, with the check date shown on each page.
- Guides: reviewed when laws change, including after each Texas legislative session. Each guide shows the date it was last updated.
What we never do
- Invent figures. Any example calculation is labeled as an illustration.
- Guess at contacts. If an office does not publish a number, we say so rather than fill it in.
- Accept payment to include, rank, or describe a project, developer, or company.
- Give legal, tax, engineering, or financial advice. Everything here is general information; talk to a qualified professional before you sign or file.
Advertising
We plan to show ads from Google AdSense on guide and data pages to keep the site free. Advertisers have no say over what we publish, and ads never appear on the land report, planner, or map. See the Privacy Policy for how advertising cookies work and your choices.
